Erica’s career has been dedicated to working with companies throughout Ohio’s real estate landscape to manage and optimize their operations from beginning to end. An astute negotiator and experienced advocate for her clients, she advises commercial and mixed-use developers in identifying, acquiring, and financing properties that align with their business goals, helping them navigate title issues and other obstacles to growth.

Erica also partners closely with many of the region’s most well-known retail and restaurant brands in managing their comprehensive lease portfolios, from initial drafting and negotiation through agreement and enforcement.

Real Estate Transactions

Erica focuses on building strong relationships with her real estate clients, regularly working with national and regional developers and investor clients in the purchase, sale, and financing of commercial real estate across a broad range of asset classes, including single and multi-family developments, and commercial mixed-use properties. She has experience representing both buyers and sellers throughout all aspects of a deal, including entity formation, drafting governance and authority documents, performing lien and complex title reviews, managing comprehensive due diligence, drafting purchase and sale agreements, leading deal point negotiation, negotiating easements, and securing traditional and non-traditional financing. Erica has also assisted in mergers and acquisitions involving the acquisition and disposition of real property.

Erica’s experience also includes litigating and resolving real property disputes involving restrictive covenants, planned developments, zoning issues, fraudulent liens, commercial leases, and foreclosures.

Real Estate Leasing

Erica is a key member of Kegler Brown’s real estate leasing team and represents both landlords and tenants in drafting, reviewing, and negotiating complex lease agreements. Her clients range from small portfolio investors and local mixed-use developers to large-scale commercial organizations and multinational retail brands across a variety of industries, including fast-casual food service, retail fashion, industrial manufacturing, and office leasing. She also works with companies that are interested in leasing or subleasing their space.

In every negotiation, Erica works to ensure that lease terms are fair but favorable to her client, while never losing focus on the business goals at stake.

Wireless Telecommunications Leasing

Through the firm’s long-standing representation of one of the nation’s largest wireless telecommunications companies, Erica has gained extensive experience and expertise in cell tower leasing transactions including reviewing, drafting and negotiating cell tower leases and a multitude of related wireless telecommunications agreements.
